The Ministry of Housing, in cooperation with the Housing and Development Bank and the Misr Real Estate Platform, is offering 35,000 apartments, with the offering beginning on April 15.
The offering covers all segments of Egyptian society, including housing for low- and middle-income individuals, as well as upper-middle-income and luxury housing, with prices ranging from EGP 10,000 to EGP 35,000 per square meter.
Apartment prices will range from EGP 700,000 to EGP 3.5 million, depending on the unit area, which ranges from 75 square meters to 150 square meters.

Applications for apartments are open without any conditions. Any citizen can apply and reserve through the Housing and Development Bank and the Egypt Digital Platform. Specific locations will be announced at the time of the offering on the Egypt Real Estate Platform.
Second Offering: Housing for All Egyptians:
The Ministry of Housing confirmed that reservations will be made through the Social Housing Fund, with application details announced on April 15. The terms and conditions will be made available to all citizens at post offices on May 15.
Housing apartments for all middle-income Egyptians:
Middle-income housing apartments are located in the following cities: Badr, Hadayek El-Assima, 15th of May, Hadayek October, 6th of October, 10th of Ramadan City, New Aswan, New Minya, and New Beni Suef.
Middle-income housing apartment prices
The new offering price has not been officially announced. It will be announced on April 15th, but we expect the unit price to range from EGP 1.25 million to EGP 1.3 million.
A down payment of EGP 100,000 is required, to be paid at the post office.
Income requirements for middle-income housing apartments:
- Applicants must be between 21 and 50 years old.
- Net monthly income must not exceed EGP 25,000 per month for a family and EGP 20,000 per month for an individual.
- Applicants must be Egyptian citizens.
- Applicants must be from the governorate where the units are offered, or employed there, or from a neighboring governorate, with priority given to residents of the governorate.
– A family (husband, wife, and minor children) is not eligible to apply for more than one unit, and the applicant or any of their family members (husband, wife, and minor children) have not previously obtained a housing unit or plot of land within the social housing project.
Second, Project Specifications:
Apartments are being offered in areas of 100, 110, and 120 square meters. The apartments are fully finished, and the buildings consist of a ground floor and five floors. Each building has an elevator.
Fourth: Payment System:
The new offering of middle-income housing will be based on a mortgage financing system, with a 20-year mortgage and a 12% interest rate.
Instalment details will be explained immediately after the official announcement from the Social Housing Fund.
Social Housing Apartments for Low-Income Individuals:
The second project is social housing, which will be offered on July 1, with a total of 100,000 apartments.
Prices for social housing apartments range between EGP 300,000 and EGP 750,000, with a down payment of EGP 20,000 to EGP 30,000.
The apartments will be located in cities. Governorates:
October Gardens Cities - 10th of Ramadan City - New Borg El Arab - New October City - New Aswan - 15th of May City - Capital Gardens - New Minya City - Sadat City and 10th of Ramadan City.
Sohag Governorate, Aswan Governorate, South Sinai Governorate, Qena Governorate, North Sinai Governorate, Beheira Governorate, Assiut Governorate, Menoufia Governorate, Beheira Governorate, Minya Governorate, Beni Suef Governorate, Qena Governorate, Matrouh Governorate, Luxor Governorate, Sharqia Governorate, Assiut Governorate, Ismailia Governorate.
Requirements for applying for social housing apartments:
- The applicant must be from the same governorate where the apartments are located.
- The applicant must be between 21 and 50 years old at the time of application.
One of the most important conditions is that the applicant must not be a beneficiary of any government housing projects, land plots, mortgage loans, or cooperative housing.
- The applicant must not have any electricity, gas, or water meters in his name.
A single person's salary should be EGP 10,000, and a married person's should be EGP 15,000. This includes the wife's income if she works, with a minimum of EGP 3,500.
Third Offering: Diverse Housing
The Minister of Housing confirmed that 261,000 housing units will be offered through the Housing and Development Bank, according to the following offering plan:
– 60,000 apartments will be offered on July 15, 2025.
– 59,000 housing units will be offered on October 15, 2025.
– 58,000 housing units will be offered on January 15, 2026.
48,000 housing units will be offered on April 15, 2026.
The offering will cover all segments of Egyptian society, including housing for low-income and middle-income individuals, as well as upper-middle-income and luxury housing, with prices ranging from EGP 10,000 to EGP 35,000 per square meter.
This offering will be conducted in collaboration between the Housing and Development Bank and the Egypt Real Estate Platform.
Fourth Offering:
The fourth offering includes apartments in the Diarana and Zilal projects. The New Urban Communities Authority has begun implementing 100,000 new housing units in several new cities.
These apartments are scheduled to be offered starting in 2026.
